WOW! Old Republic Home Protection announced the beginning of this week several additional products to help out our clients! I appreciate working with a company that keeps improving their level of service to help us. I just thought I would take a couple of minutes and explain these additional products and what they can mean to our clients. Their Newly Enhanced Standard Plan provides even more coverage for every Plan Holder, increasing the number of covered claims, budget protection and peace of mind. For Example: Standard Coverage Now Includes: Unknown Pre-Existing Water Heater Sediment Mismatched Systems (HVAC) Lack of Maintenance This unknown pre-existing seems to me that it could be very helpful to those buyers who are purchasing REO properties. The banks, of course, are exempt from disclosure and if something is missed on the home inspection it could be covered by this new standard coverage. Their expanded Optional Coverage choices are Silver, Gold or Platinum Upgrades and allow clients to "custom fit" the Home Warranty Plan to their specific needs. Gold Upgrade: Limited code Upgrade $250.00 maximum per plan Haul Away Disposal of old system or appliance replace by ORHP. Permits $250.00 per occurrence Crane Platinum Upgrade Extended Code Upgrade/Modifications: $500.00 maximum per plan towards modifications and code violations Enhanced Stoppage Coverage: $250 maximum per plan. To clear a stoppage due to roots, Install a ground level clean out if necessary, Hydrojetting if drain line stoppage is unable to be cleared with standard cable. Enhanced Toilet Replacement: Replace toilet with like quality if toilet has sediment/calcium build up. Enhanced water heater/ Heating System Coverage: Replace Vents and Flues if required. Enhanced Plumbing Coverage: Sink and Bathtub Basket Strainers As more and more of our listings are distressed, vacant for long periods of time, and not well maintained, making sure that the buyers we are representing are properly covered for unexpected repairs, is just one more service we should be providing to them. Diane - the cost of most home warranties basic coverage runs from $250.00 to $350.00 depending on the company. Old Republics additional charges for the new upgrades are as follows: $50.00 for the Silver Upgrade, $25.00 for the Gold Upgrade and $75.00 for the Platinum Upgrade or you can combine all three of these for a cost of $125.00.
I can only speak for myself as far as commissions from Home Warranty companies, but I have never received a commission from a home warranty company. That is not why I recommend them. I have had several instances where buyers have made claims on their home warranty policy and they were very happy that they had the coverage. The claims have ranged from small repairs - a dishwasher needing to be repaired and the cost was only about $85 which the home warranty company paid the service provider, to hot water heaters being replaced, an air conditioning unit being replaced in the middle of July - two days after we closed escrow. I would say that most buyers who have home warranties on their homes, will use them at least once or twice during the first year. Obviously, the amount of a new air condition far exceeds the cost of the home warranty and this buyer didn't pay the cost the home warranty in this case, the seller did.
